You may not need an expensive "full fat" architect for a domestic extension. We're probably in the same place as you and have engaged Hertford Planning Service, http://www.hertfordplanning.co.uk/, seem pretty competent so far, but early days.

I've used two, Bayford Kennels, http://www.bayfordkennels.co.uk/, and Mimram Kennels, http://www.mimramkennels.co.uk/, of the two I preferred Bayford Kennels, both were ok. However now I board Barney with a dog walker, a better if not cheaper solution imo.

It's actually a really good fit for the town, services are obviously a more vital segment than "small town" retail. This guardian article points to a 44% rise in gym spending in the last year (really?)

Thanks all. Chose one of the "old lot" and one of the "new lot", so far have seen one of the older established agencies and very impressed. Seeing one of the very new lot later today. I expect to be impressed by them too as an initial valuation is pretty much a sales job anyway,

Yeah I've tried to pick one up, a hell of a lot of bike.I can second BTWIN bikes at Decathlon in Harlow. You get a hell of a lot of bike for your money
For a student/station bike I'd do second hand, even cheapish new bikes have the patina of "new" and therefore shiftable by the shifty.
