So, who are the best Estate Agents in Hertford? I thought Shepherds were good when I used them. Steven Oates seemed arrogant to me when I use to view houses through them. Lanes, I've bought and sold with twice in Enfield and were always very good (that might have been because a friend was the manager) though. You views?

Think they are all pretty much the same. We used Shepherds who ballsed up over us purchasing something from the property which we didn't want. They put their hands up to it and paid the cost themselves. I nearly fell through the floor, surley that is not in an Estate Agents blood. I must admit I did get the same feeling from Steven Oates.

Currently going through the process at the moment and agree on both estate agents Bubb and Tigger. It's the blinkin' solicitors!!!

When I have used Lanes before I have always found them very quick and helpful in getting matters resolved. As i said i sold 2 properties through them in Enfield and both times things were handled quickly. The only down side was one of the solicitors we used. The have been very successful in Enfield over the years and are probably the No.1 estate agent in that area. I believe they have done well in Cheshunt too. Time will tell I guess but they are very pro-active so perhaps it might buck the other agents into life.

We bought our flat in Hertford through Keith Ian in Ware who were absolutely great to be honest. I keep hearing nightmare stories about horrible Estate Agents, especially from friends in London who are trying to buy and it doesn't compare to the great service we were fortunate enough to have.

Personal Experience: Shepherds - Cowboys. Cash in hand and "fixed prices" is not my idea of good Estate Agency. Fact for forum law: I was offered a cash in hand deal. On a seperate sale, they ignored all calls and letters once the a price had been agreed. Steven Oates - Even Worse. Stitch up any good property for mates. Good if you are selling, not buying. Fact for forum law. My best friend has a formal offer not to take matters further after a Steven Oates employee tried to pretend a house was off the market, so he could have it for himself. William H Brown - Under a false name, they offered me a viewing on a property I had already purchased and agreed to be taken off the market.

You have to wonder at the power a few poorly qualified individuals have over both our economy and the lives of millions of people. The entire system reeks. It's astonishing that the government has totally failed to regulate an industry that causes so much damage to our country.

Has anyone any experience of this estate agents http://www.janeearl.co.uk ? They are fairly new in this area (don't know whether they've been going longer elsewhere), and look an attractive option on paper/screen due to lower commission levels.

we've been buying/selling for many months now and had lots of dealing with most of the big names. here's my verdict.. Shepherds - [Comment removed]. valued our house about £40K less than every other estate agent and then dear old Steve was extremely arrogant when i told him this. Steve if you're reading this, despite what you said we did achieve asking price. Steven Oates - surprisingly helpful, although we also encountered a property which was on their website "for sale" only to be told it wasn't. Word on the street is it was sold to a friend of theirs. An acquaintance of ours told us the best way to get a decent house is to give the estate agents "golden handshakes" - it worked for him! Churchills - the ultimate professionals. Can't fault them. Bairstow Eves - who? don't seem to have any properties! Keith Ian - pushy but very good when it comes down to it. Our solicitor recommended them as a good estate agent. Ensum Brown - professional and helpful. Also recommended by solicitor. Jonathan Hunt - don't get me started. [Comment removed]. Didn't even bother to try and sell our house. In my limited experience: Steven Oates - me no likey. My opinion and experience of them has already been expressed. Jonathan Hunt - Always found them to be very good and get on well with them but did have to get tough with them on some occasions to give them a kick up the backside. Bairstowe Eves - only had them for a valuation and seemed ok..no personailty though. Ensum Brown - had OK dealings with them, nothing special though. Keith Ian - very pushy which put me off a bit but would always include them in the equation and will think in future "maybe they are right".

No direct experience of Bairstow Eves myself but all I can say is the house next door was sold by them for the full £250k asking price within 24 hours of going on the market.

We both sold and bought through Bairstow Eves, admittedly that was about 5 yrs ago (how time flies!) but we found them very helpful, professional and friendly. BTW the same happened with us as far as selling went.....the 'For Sale' sign went up in the morning and it was sold at full asking price but the afternoon (and that was at its highest valuation!)

Bairstow Eves just never seemed to have the properties we were looking for and sent us wierd and wonderful things that we had no interest in. We were very specific in what we wanted. Victorian Cottage in Hertford, nowhere else transposed into new build in Buntingford. Waste of Trees? Steven Oates and Shepherds did only give us details of things we would have potentially viewed.

Steve, we used houseladder for one of our properties, but sadly all we found was time wasters,and lots of emails back and forth and no results, it was with them for two months, we sold to a local lady who saw our private 'FOR SALE' notice and we went from there, so if you are selling, try your own board, and cut out the estate agent, it saved us £5,000.00.
