If you have the address or the title number you can look it up at the land registry for £3.00. It'll also show if the property is mortgaged or not. Most if not all land is now registered land so you should be able to look it up. If you still can't find it do a SIM search with the land registry - that should clear things up...

If it is not LR listed, it hasn't changed hands for many years. A surprising number of properties are missing from the registry in this way, particularly those owned by businesses.

What type of search did you do with the land registry? Best thing to do is either a SIM search or provide the Land Registry with a plan.....

You could find out their telephone number and then call up pretending to be a double glazing sales rep as they always ask " are you the owner of the property?". Failing that, why not just ask them?

http://www1.landregistry.gov.uk/assets/library/documents/SIM.pdf Get as OS Map and shade in the area you want the Land Reg to search. They will then have a look and see what title numbers are in that plot. It not impossible that the property is unregistered particularly if it's very, very old and has been in the same family for some time, but I would expect most of hertford to be registered land by now... And he might have "looked it up" but this can involve bunging the suspected postcode into houseprices.co.uk or similar and seeing the properties that spring up or he could have gone to land registry direct and tried to obtain OCE's from there. One requires specific information, the other doesn't... If it was conveyed prior to 2000 then a free check wouldn't show it up on houseprices or similar, you would have to use land registry direct and try and find the property by address> then look to see the freehold and leasehold titles in that address. If there is anything else you need to know, do ask, I have done a bit of conveyancing in the past, and use land registry direct every week - but only to see if potential defendants have a property worth attaching a charge to in the event my client decides to sue them...
