Mandeville Road & surrounding roads
Sorry, more house questions! [:p]
What is this area like to live & the surrounding roads? I know it is in the good schools catchment area but it is also close to Horns Mill (sorry if you live there I do not mean to judge) & I wonder if there is a lot of trouble of any kind?

I live on Mandeville Road, the house backs onto open countryside - fantastic. The room sizes are very good. The houses all vary quite a bit though as most people have extended in someway and garden sizes are pretty generous. No issues whatsoever with any neighbours in 10 years of being here. Great location for Richard Hale and Simon Balle, easy to get to Presdales on the bus. Morgans is the nearest primary.

We looked to move to Wilton Crescent a few years ago but were told (by the vendors) that there is an issue with the drainage/sewerage up there. Possibly now resolved? We pulled out of the purchase because of this but I still really like the area.

We lived in Wentworth Rd for about 6 years (left in 2001). Great area to live, very peaceful and no trouble. There was a drain issue regarding a partial collapse of a sewer which no authority/company would accept responsibility for, each saying they never took on ownership when the estate was built. Not sure if it's been resolved now, but overall a great place to live.

My understanding of the sewer issue is that that apparently it was never adopted so it is classed as a private sewer but Morgans School which is obviously a public building uses it too so the council are in the same boat as the residents. If an issue arises the fact that it is a public health issues means that onus is the council have to resolve it anyway and has never impacted on us. I believe that disputes over ownership of sewers is not an uncommon issue and is something that the goverment is working on with the water companies to resolve. We have never in 10 years been impacted by any problems/blockages and there is a residents group that monitors the situation we didn't let it put us off buying what has proven to be a great house.

Mandeville Road looks lovely and the view of the fields is beautiful. Seems like a really suburban street and I understand that property does not come up there too often - always a good sign! Re. the sewer issue, CityBird is completely right - the residents group look after it very efficiently and there has never been an issue.
Not too sure where Horns Mill is - do you mean the houses by the little mini roundabout? Are you looking at the property on Warick Av - I'm no expert but looks like it has been priced on the slightly high side!

Hornsmill is the council estate the otherside of Brickendon Lane, many of the houses there are privately owned now anyway and are often, in my view, a good place for first time buyers to start off rather than a pokey flat.
Two houses sold on Mandeville Road recently for £545K and £535K but went really fast so were probably under priced which makes £575K for Warwick Avenue seem about right starting point. You get a lot more space for your money than you would say on Foxholes.

Thanks all for the helpful comments :) We just wondered what the area is like in general, not the Warrick Avenue house as we can not stretch to £575,000.
