If you've sold your house for what you've asked for it, rip their arm off, hope it passes the survey if they are getting a mortgage, and rent for 6 months. You will then be a prime buyer with no chain - much more desirable.

Agreed. Our only worry is that we'll have a new born baby so ideally we want to wrap everything up in one go.

Exiled's advice is good. Sell your house and move in with friends/family or rent till you can buy what you want. Newborn babies are a doddle, it's when they're older that they limit your flexibility to rough it for a couple of months.

Be warned though that the rental market is pretty cut throat at the moment too - there's very little property available and the good stuff goes quick [:)]

the issue is at that price, you are swapping a nice enought terrace/semi for a slightly larger but nice enough semi in Hertford/Bengeo - but it won't be that big an increase in size over and above what you have - unless you want to move to the developments near the A10 etc.. There may obviously be other reasons why you want to move, but in Hertford its going to be more of a lateral move than anything else... If you want to move up a size of house, i.e 4 bed, 2/3 bath, drive, garage, for your 400k odd you'll need to move to ware/hoddy/WGC. Nice house by the way - you have good taste.

Good luck with it all Bubba, we went through it last year & it was a long process from selling to finding something we liked & succesfully had our offer accepted. I would recommend you keep in close contact with the Estate Agents as then you may get to view houses before they come onto the market - this is how we got our house.

Cheers exiled. We are going to sell and rent for a while. That's the plan at the moment unless something comes on the market. Harran - that is what we are currently doing. Ideally we want somewhere that we could possible extend.

Good luck with it all. Hertford property market seems to be the hardest to crack, keep pestering the agent about the house you like that they wouldnt let you put an offer on. Its amazing how many people offer then cant actually move and the house stays in a weird suspended 'sold' state for months and months only to then come back on the market at a different price. If you really like it, put a letter through the vendors door saying how the agent wouldnt let you offer, that your sold and ready to go. It took us 18 months to find a house after selling ours, with considerable let downs but we got there in the end.
