Hi Folks, First post on this forum! My wife and I are moving to the UK from Canada this winter and are most likely living in Hertford when we arrive. We were originally planning on Ware as our home base, but: 1.my wife's job is in Stevenage (i'll be commuting into the city from time to time. sigh) 2. we won't have a car at least for several months when we first arrive, if ever. Word on the street is that commuting from Ware to Stevenage would be difficult... and then someone let us know about Hertford. We'll be renting, and have no idea what area is what in Hertford. Are there areas less safe than others? Areas with some charm to them? We'd love to hear a beginner's primer on where we should look in Hertford. Thanks in advance! D&J

Firstly welcome to Hertford. Bear in mind there are two stations here so if its Stevenage for work then you really need to be closer to Hertford North rather than the East station. Properties in Bengeo would be regarded as 'character' and conveniently located but you will pay a premium. Parking can be an issue but less so obviously if you have no car. The Sele Farm area is also close to the North station and your money will stretch further here for various reasons. I won't make any directly negative statements as all hell will break loose from some quarters. The simple truth is that if your budget allows a variety of areas, Sele Farm would probably not be the first choice. (Flak jacket donned). [8D] Don't know your requirements or budget obviously but expect to pay c.£850 upwards per month for 2 bedrooms. 3 bedrooms c.£1100 upwards.

As for less safe areas there aren't any really. Even the ex-local authority estates are reasonably unchallenging, compared with most towns. Hertford is pretty safe. There have been no reported attacks by bears, no Jumbo Jets have crashed here, skiing accidents are also infrequent, as are stampedes of wilderbeast. Nobody has fallen into a mincer for weeks and residents who spontaneously combust are quickly dealt with by emergency services. I believe someone did once drop a banana skin on the corner of Revells Road, but then only for comic effect and nobody was seriously hurt. Other than that, what Leo said.

We look forward to welcoming you to Hertford. As the others have said Hertford is safe wherever you go so your main thing would be ease of access to Hertford North Station for your wifes journey to Stevenage. So anywhere that side of Hertford would be is choice Bengeo/ Lower Bengeo/ North Road/ Welwyn Road Sele areas are an easier walk than say the area round Ware Road or Hornsmill although it is not a huge town so she could walk from anywhere. If you went to Ware your wife would have to get from Ware to Hertford first as I don't think there is a direct commuter route to Stevenage from Ware and walking from Ware is about 3 miles. There are trains and buses from Ware but you can bet they wouldn't meet up time wise and it is still a bit of a walk beteen the two Hertford stations or the bus station to Hertford North.

Sele Farm has a reputation that is reflected in the house prices but it does not really live up to its reputation any more. I moved there (from Ware) a year ago and have had no trouble whatsoever. It is quite beneficial as the house prices are relatively low so we got a nice house on a little cul de sac with no trouble at all. I am very happy as is my partner and my son. Bengeo is considered the most desirable and the houses do have more character but you get less space for your money and parking is at a premium (and appears to spark a lot of emotion!). However it does have character. Do also note that some of the houses are a long way from Hertford North, not easily walking distance, it would depend on where in Bengeo. You are better with North Road, Bengeo, North Road, Fordwich Rise and Sele Farm as mentioned above. And remember Hertford is a lovely town and the 'bad areas' are really not bad at all. Someone told my Other Half that saying Sele Farm is the bad end of Hertford is like saying Park Lane is the bad end of Mayfair!
Reply ID 84059
Welcome (in advance!) to Hertford. If commuting is a key factor and with journies to Stevenage and London I agree that access to Hertford North would be a prime consideration. So Bengeo, lower Bengeo, North Road, Sele Farm, the Millmead estate are all prime spots to look at. As too are roads off of the A414 (Hertingfordbury Rd). I live a 7 minute walk from Hertford North and houses on the road tend to rent for £1100 - £1200 for a three bedroom house. I would avoid the East side of the town simply because of the journey to Hertford North, unless the flats/apartments near Hertford East are the sort of property you are looking for. I'd particularly avoid the Foxhole estate simply because it is so far from the town and Hertford North. Hertford is relatively safe. There are occasional incidents but they are infrequent.

Don't know if you are planning a viewing trip before the proper move but if not you should find most if not all roads covered on Google Street View (starring me in one instance [:)]) so you may be able to get a feel for what areas you like the look of.
Reply ID 84069
I disagree that Bengeo is the most desirable, there is just more family housing. An equally sized house in Bengeo would cost less than that on Villiers Street. In my opinion there is much more of an edge to Ware at night than in Hertford.
Reply ID 84070
Louis when you mention 'edge' you must be in Ware early as most nights after about 10.30 the place is empty! I agree about the lifestyle required and how this will affect the choice of location and desirability. I think the over-riding requirement here is to be quite close to Hertford North with its service to london and St. Evenage however the North Road area back towards Hertford can offer quite a lot of choice for a couple with better access to other facilities such as the shopping (no car mentioned), night-life, etc. and depends if D & J want to live the quiet life or busy themselves with the pubs, clubs and eateries on offer in the town.
Reply ID 84071
Perhaps since Bjs has shut etc it is no longer the case. In fact I haven’t been to ware at night since BJs shut :P Also since the Chavigator is no longer as its name suggests since it became “too up market for football”, it has also possibly had an impact. Statement retracted. On another note, in my opinion you cannot live in Hertford without the use of a Car, I think that you would get Cabin fever very quickly. Don’t get me wrong I genuinely would not want to live anywhere else at this moment in time but sometimes I do wish that it was slightly bigger with some proper shops etc (maybe a little closer to what St Albans is just not as big).
Reply ID 84073
Totally agreed on the Bengeo front - over-rated and over crowded with properties and cars in my humble opinion. There is one street which is Hertford's version of the Bishops Avenue but the rest are either Victorian North London style or 1970s suburbia !!! Each to their own, I suppose.....[:D] It might be useful to check out the nearest school if you are thinking of Hertford North and schools are on your agenda. Otherwise, I don't think there are any really horrible places in Hertford
Reply ID 84079
Hertford is built on several hills. Both the North and East stations; the town centre; Folly Island; North Road area; Ware Road area and A414 area are on the flat. This means that, if you live in Bengeo, Sele Farm, up County Hall Hill or the in the Foxholes area, you have a longer and more arduous walk home from the station than may appear to be the case from the map. This may not bother you or you may positively welcome the extra exercise! Either way, the hills make Hertford an even more attractive place to live.

Thanks Steve and yes James; I'm O.K. Why don't we advise our soon to arrive visitors that Hertford (the County Town) sports little more than a castle, a handful of estate agents, numerous coffee shops and eating house, some pretty DREADFUL pubs, nuumerous empty shops, crap parking facilties and a couple of stations; one of which adjoins one of the most uninspiring housing developments that man could possibly conceive. Most of this has been debated within the Hertford Forum. Not to forget a taxi-rank that's also had some glowing publicity !

It doesn't follow that they are nicer places to live. The provincial dullness of Hertford is part of it's appeal.

A town that cannot be compared to Stevenage which is a sprawling mass of estates and a vast shopping centre. Yep, if that's what you want then great but you will probably have to buy a house a fair few miles from the centre..........yet, of course, probably close enough to visit a carpet warehouse or burger king.

Sele Farm is not perfect but until someone has lived there and realised that it's reputation is massively over exaggerated than I wish people would stop belittling it. My road is a quiet residential cul de sac where all the houses are well cared for and there is zero crime. Stevenage has much worse problems.

Tigers description in my opinion is correct (to some degree) and is born out of frustration of the place. It has only Chain eateries in it (except Lussmans, Old Siam and Ruby’s etc) and generally speaking we lack good pub food as a whole. It needs a college arms or a Tilbery type establishment. The shops are crap except for the odd gem like Loft Cat. It has loads of Charity shops and loads of Hairdressers. Lots of empty shops. It does have nice pubs, it’s a beautiful town with loads of nice people. Good for food shopping. I don’t think parking is an issue with 3 large Carparks. Some really nice bars (and some really crap ones). Access to London (on the worlds slowest train from HE but much better from HN). A park etc. Food wise Ware has more of a variety.
Reply ID 84114
Louis I have to disagree and believe that we have a wealth of independent restaurants in Hertford like Old Siam, Ruby's, Shahenshah, Rigsbys, Bluecoat, Lussmans, the Salisbury, Baan, Peking House, Paddyfields .. (other independents are available I'm sure!) and that the chains just dominate the main street. I agree with the comment about the shops but that is a country wide issue at this time albeit not helped by the parking situation (short term + free) and some of the rents being charged. On the subject of parking I believe the decision to charge for parking at Hartham on Saturdays was a disaster and likewise why have they never (EHDC) considered opening up the Old London Road for free parking - living nearby it usually only has a handful of cars in on Saturday and must cost more to supervise than it does in revenue.

Louis I would also have to disagree about the need for a car - you should know, mine is quite often parked for weeks at a time outside your house! OK we're in close proximity to town & Supermarkets, but to be honest the best shops/entertainment are in London & no-one would take a car there - it's 45 mins train Citizen & although we (me) moan about it it's actally not too bad with the 2 different services - few towns can boast that. If you commute/visit London you won't go stir crazy & hire /get a cab when the need for a motor arises...

Fine figures my boy ! All very well quoting 7% for Hertford. This is The County Town and should resemble one. We need shops that sell a variety of things. We need employment. We need people coming to the town and not filling the Mercury with reasons why they won't. This is supposed NOT to be a depressed part of South or North London, nor Birmingham or wherever there may be an empty rate exceeding 7% DON'T YOU GET IT ?

quote:National statistics do not mean anything as there is a north and south divide. Average house prices are £162,347, good luck finding that in Hertford. Also it is well commented on the forum how many shops are closed. Back to the other points, if you take the list of exampled independents (3 of which I had used in my post), it shows how many Independent Indian/Chinese restaurants which outside of the cities, they are expected to be independent. Also out of that list IMO, other than the ones I had mentioned they are not very nice (I have not been to blue coats) In Ware you have, on top of the usual Indian/Chinese type places, a couple of independent Italians, a Turkish, a Spanish Restaurant, a greek (I think it is still there) Jacobys, the unlicensed Thai etc. To me there is more of a choice and do not understand why we do not have these places.. Regarding driving, I couldnt do without a car, Hertford is far to small in my opinion. Despite its obvious downfalls, I maintain that I wouldn't want to be anywhere else, I would just like to see certain changes.

Sorry Steve.....I promise I won't do it again. KITTY KAT....of course there's a lower Bengeo ! That's the bit where all the Porches and Beemers park, opposite the marshland on the left. The Porche and Beemer owners are from the upper eschelons of upper Bengeo where the very, very rich folk live. They live in the big "footballers houses" at the wrong end of Warren Pk Road; whereas the less of the very rich live at the Port Hill (rough end). The medium very rich to the lesser rich are scattered along Duncombe Rd and the back end of Bengeo St. So when the estate agents talk about Lower Bengeo they possibly mean the folk who walk to the North Station and occasionally drink falling over juice in the Millstream. So..........phew..........to conclude.....it's SOCIAL not GEOGRAPHICAL ! Steve; if you're going to WINTERISE me, please give it an hour so Kitty Kat gets a peek ?

I have to take issue with Louis M about not being able to live in Hertford without a car. I'd just like to say that I've managed without one for 50 years! Albeit 26 years in Aberdeen, 15 years in London and then the last 9 years in Hertford. A car would be of no use to me whatsoever as I've never even contemplated having driving lessons. I still commute to London to work and certainly do not feel that by not having a car I'm missing out on anything.

Everybody's needs are different, but Hertford has the advantage that all the shops are in walking distance. All the schools are too and all the entertainments and social venues. With two mainline stations, London and the nearest big town are in easy reach. We have a fabulous recreational open space facility of Hartham which starts right in the town centre. It does mean that for a lot of people, a car is rarely a requirement. If I had a commute to London type job, I'd hire for the odd occasion a car was needed. It's so rare that it's a must, it would be be much cheaper and more convenient to do without.

You don't need a car to live in Hertford. You would find this out if your driving license was taken away from you for 12 months. If you're fit enough to walk to the shops and carry the shopping back, just about everything you need is available within a 30 minute walk. And whilst you're walking in, have a look around at a town with great character built up over hundreds of years. Stop in town and have a snack with a coffee, beer or wine at one of the many choices of eateries in the town centre. There really is something for everyone. (Actually, the chains do offer some decent fare or Lussmans, Bluecoats, Serendipity and others are there for those who refuse to line the pockets of the big corporates for some obscure reason.) Those families with two cars can definitely cope without one of those, which would probably get rid of half the cars parked on the sun kissed slopes of lower Bengeo at a stroke. I challenge all those here to use one less car than they currently have and see how they get on. Just for a week.

Since moving to Hertford a year ago from one of the Ware villages (where a car was essential)I only use my daily drive for the weekly shop. I could do it without the car but it would be tough carrying all that stuff to the bus stop, using the bus and then carrying it from the bus stop so I choose to use the car. Don't forget I have a (male) teenager in the house so my weekly shop is huge. My interim top up shops are rarely done using the car. My Other Half works long unsociable hours in Stevenage and does deliveries so his car is essential. My classic car is frivolous but does fit in with the concept of recycling. With the exception of my OH work, I could easily do without my two cars. I choose not to but it would be easy (I could make my OH do the shopping on his one half day off .....). I think it would be easy to live in Hertford without any cars.

if you look at the costs of running a car, that actually equates to a LOT of taxis. I have some friends who live in Hertford who did without a car for many years. And in some cases I think it would be liberating to not have a car. Certainly now that I commute on the train I still relish not having to drive for 45 mins a day. You can always hire for weekends away too. Very cheap these days.

Canadians: welcome. It's as nice a town as you'll find in this neck of the woods. Two stations so if one rail goes down (at the first snow flake!), you can still get home from London. It's big enough to wander uninterrupted, but small enough so you bump into people you know. I've lived all over the place - including internationally - and it's the first place that actually felt like 'home'. This forum is not indicative of the majority of people of Hertford. Hertfordians are friendly.
