I think they paid top dollar for it at the time and have spent top dollar on it too, but the result is a very nice (although modest in size) house. He seemed like a nice bloke too so all the best to him.

to be fair the guide price was a joke, as they said clearly intended to generate interest. No residential detached property of any kind with a garden in hertford in any condition at all will be as low as 95k! Probably never less than 200k. Let alone one that is historic and attractive! But then I also thought the final valuations were crazy. I can't see it getting more than 400. But yes, a nice job. And as they said as they're planning to stay there it doesnt matter really whether there was any "profit" in it, and if they do stay 20years then it doesnt really matter! I thought they did an amazing job on the garden too.

I run past that house often. While it was being done up, the builders were uniquely vile and uncouth, happily that is not the norm these days but those guys were pigs. I don't think they were local. I can't understand why the owner kept on about the isolation, peace and tranquillity! It's constantly busy with runners, cyclists, dog walkers, barges, there are the football pitches a few yards away and of course come the warmer evenings you've got the teenage gatherings. The huge disparity in valuations was amusing and like Codek2, I would think £500K was a bit too optimistic.

The lack of any vehicular excess must affect the valuation! I wouldn't fancy having to park in the car park at the bottom of Marshgate Drive as the nearest road access point

we went to view this house before the auction but were put off by the lack of vehicle access. The nearest you can get to it is a car park in the industrial area on the other side of the canal. I like what they've done with the place though. It needed a serius amount of work and they've done it proud.
