Development land: Hertford East Sidings
As I mentioned on another thread, the old sidings at Hertford East Station are up for sale, with outline proposals for 111-113 flats.

Given that Elder Court is still not fully sold over a year after completion and there is outstanding planning approval for another 120 flats in Marshgate Drive, do we really need another 100+ flats in Mill Road? That will total around 500 flats in a relatively small area and possible the highest housing density in the town (and that's before we even discuss access).
Given that Elder Court has sold so slowly in such a prime location, I'm somewhat surprised that BRB believe there is a market for yet more. Would it not be better to have a mix of properties and build houses at this location? I know that BRB are simply trying to maximise their investment but I'm not sure they're being realistic.
Discuss.
Edited to add: All the town houses round the corner in Crosier Place sold within months of going on the market.

BRB will flog the land (if they haven't already) for a considerable amount of money.

The land itself is prime for commercial development, not residential. Superb top-notch offices, people traveling to Hertford by train to work against the rat-race, using Hertford's shops and facilities.
There is no more need for social housing in Hertford when there are so many people unemployed.
Employment should be the main consideration on this site.

cannot believe this - we looked at one of the flats in the block of flats opposite this in 2009 when they were finishing the last block and had started to sell the first blocks they had completed. noticed on saturday that they were still trying to sell the last of flats over 2 years later.
we eneded up buying a house in Sele for the same price, with twice the space and better for commute as nearer hertford north!
i really do not think that more flats are what hertford needs...we have a lot of friends who visit and are a few are now considering moving to Hertford - all are considring houses.
