We are looking to move within Hertford and are struggling to find relatively inexpensive but nice areas within easy reach of the town. A friend suggested we look out for properties in this development, they look nice- does anyone know what it's like to live there and whether there are any major problems?

Small houses....too close to the river for my comfort. The river has broke it's banks by the football club and also at the herts horns pub (not helped by the drainage ditch). That's either side of this estate!

Ewoowar you are correct they haven't, the biggest "issue" a friend of mine had when living there was the strict approach to having TV aerials, Satellite dishes or external phone wires on the sides of your own property, by the neighbours! Saying that she said her neighbours were nice, but went a bit over the top in their draconian approach to that sort of thing.. It may have got better, but I guess you should ask these types of questions if viewing..

Never flooded whilst I have lived here, it's just the parking, it's a nightmare, people park from the cottages in Hornsmill and most houses have 2 cars anyway.

Many places in England have flooded for the first time this year, and have never flooded before! You would be high risk in an area where the river flows past your back garden.

Thank you for all your replies. This is the 1st time I have used the forum and am amazed at your responses, especially as I posted under the wrong issue! However I do see that parking could be an issue there too but I would only be interested in a property with a drive. Looking at the flood map it seems that the river floods on the other side. I was pleased to read that it is a friendly enough place there are no major issues among residents. The no satelite dish rule is a bit of a suprise- who makes up these rules? I am finding that reasonably priced housing is so hard to find in Hertford particularly if it is in reach of the town. Topic has now been moved by Admin to Housing

One of my friends used to own a property in Tanners Crescent and was approached by other nearby neighbours at the time, allegedly a type of residents association, who enquired if she had plans to put up a dish etc, etc. She gave them short shrift but noticed that other properties had no dishes and "hidden" telephone cabling so I don't think it was rules etc, more some locals at the time (about 10 years ago) who perhaps felt they had the right to impose a wish on other residents. Needless to say, she sold the house not long after, but I am happy to hear if this draconian piece of resident's association wish has disappeared that this is a good thing!

It's lovely down Tanners Crescent - would recommend! Haven't found the parking to be a major problem down there - always found street parking even if I've had to park farther along the road from the house.

I like living here, lovely neighbours, it's just the parking. I finish work after 6 so can't always get a space nearby, but a small price to pay.
