I see in the Mercury Bovis Homes are proposing another 58 homes off Sacombe Road, exhibition in the River Room next weekend 19th and 20th October. Must go and see exactly where that is to be though I have a suspicion I may know!

I find this really annoying as another 58 homes is going to put even more strain on Bengeo Primary. Would like to know what the council propose if this get the go ahead with regard to local primary schools. In all honestly they will have to expand both Millmead and Bengeo to cope with the children already in the area and the new ones coming in. We sit right in the middle between Millmead and Bengeo Primary and am not convinced in three years time my son will qualify for a place at either. Not ideal.

This is ridiculous. Residents have been trying to stop the encroachment of Green Belt land on Sacombe Road for years. Do they know how close to a large gravel pit they really will be these 58 homes??? That might change your view as to whether you want your house built near there! Subsidence and all that! Bengeo, its roads, sewerage systems, school etc cannot support the numbers of people on this site... and has anyone noticed the poor state of Sacombe Road at the moment since the other homes were built there and the bad access as cars are parked on too narrow a road? Try cycling down it without getting knocked off your bike! I wouldn't object if the facilities were in place but they're not and not likely to be. If you're going to build things for goodness sake make sure any damage done to roads, footpaths and the like is repaired ... oh and if you want families, don't build homes for them that their kids will not be able to get into and have to add to more traffic congestion by having to go to Ware for a primary school that has any vacancies!

Green belt doesn't mean much, the land that is now most Of The Avenue (not the older part) Cowper Cres etc was once green belt. When my grandfather purchased land in The Drive after WW2 there was an assurance the land behind would never be built on. By 1960 the school was up and most of the houses were built by 1962........... As to schooling they will no doubt just build another "temporary" classroom .

Hello. Just in case anyone was interested in making representations about the proposed Sacombe Road development, I believe it may be possible to do so via email. Pavitar Mann is the representative of Bovis Homes at Curtin and Co, their PR people. Her email address is [email protected] If it assists anyone in coming up with ideas for representations, I've cut and pasted mine below: Dear Pavitar I understand that you are co-ordinating a consultation exercise for the Bovis Homes design team in relation to the proposed development at Sacombe Road, Bengeo. I am slightly alarmed that Curtin & Co promote themselves as being experts in “reputation and crisis management” as well as community consultation. Are you planning on demolishing the the Sacombe Road nursery by way of atomic bomb? I am under no illusion that this is a tactical and pre-emptive consultation to increase the likelihood of a successful planning application on greenbelt land. As a local resident, I will be making objections to EHDC when a planning application is made. However, since there is a certain inevitability to the development, irrespective of representations made by local residents, I would like to make the following comments for consideration during the design process: 1) Please ensure that appropriate provision is made for the storage of bins. The only provision for bins on the nearby Fairview development are two paving slabs alongside the path leading to each home. This means that the front gardens of every house is blighted by untidy, unpleasant and possibly smelly bins. The Fairview design team should be shot for this planning “feature”. 2) The majority of the pavements in the Fairview development are intricately paved with small brickwork. Whilst this looks nice when the estate is new, it is unlikely the relevant local authority will have the funds or inclination to maintain the brickwork, meaning the estate will look scruffy as soon as it starts to deteriorate. The Fairview design team should be hung drawn and quartered for this oversight. 3) Whilst you note on your website that you plan to ensure provision of more parking spaces that the planners require, local planning regulations and your commercial incentive to maximise the number of properties on the site will mean that, as in most new developments, there will be insufficient parking spaces. Residents will hoard junk in their garages or will convert them into extra living accommodation (such will be the rabbit hutch sized proportions of the new properties). Families will often have two or maybe even three cars (there’s little hope of affording a home in the area on the salary of a single adult). Soon after completion of the development, vehicles will be routinely parked on pavements and grass verges. This will mean that your “high quality, attractive and sustainable new community” will resemble a carpark, rather than the pleasant, tree-lined and green area shown in your glossy brochures. I would, therefore, like to suggest that you apply to have the road yellow-lined to prevent parking along the roads, encourage the use of garages and parking spaces for what they were designed. I would be most grateful if you could confirm that these representations are being passed to the design team. I will be looking forward to attending the public exhibition at Hertford Theatre on Saturday. Codek2 - thanks. You're quite possibly right. I make "straight faced" representations for a living; quite often formal representations are lost/ignored unless made by an influential interested party. So, since I was doing this in my spare time, I thought I'd try a different approach. I'll certainly make formal submissions following the planning application. In the meantime, I'd encourage those who might be affected by the development to put pen to paper in whatever style they see fit!

The proposal is for Bovis Homes to build on the green belt nursery site opposite the Fairview 'Serenity' development. The builder's plan are on their website at http://www.bovishomes.co.uk/bengeo. But be prepared to do bit of digging - there are 79 documents there. They are still proposing to build 58 houses and flats on the site. EHDC haven't said on their website what their deadline for comments is but there is a 'Comment on this application' link which I'd ask you all to use.

I cannot believe that the council can allow more houses/flats to be built in that area of Bengeo. I worry that the fields behind this site will soon be covered in concrete also. With 58 new houses appearing, along with the ones already built, how the hell is Bengeo Primary meant to cope! As it is they are under the strain of having to take more children. Add to that another 80+ kids from the new builds and the school will fall apart. Surely, if this build is to get the go ahead the council should be seeking to have a new school built (by the building contractors) to accomdate the children that will struggle to get into a school in Bengeo. Don't get me wrong there is a need for more family housing in Hertford but I think before they give the go ahead to more new builds, they really need to look at the current infastructure in place (schools, buses,shops etc) and decide if the areas can take more footfall. I'm not convinced at all, the infastructure just isn't there.

Since the war there has been a lot of housing development to extend Hertford to the north as a result of demand, just like this one. Where do we stop? Why should it stop? Did people complain when the molewood estate was built? When the Temple fields development went up? When the east side of Bengeo was developed, from Parker Avenue to Rib Vale. All housing that was needed but also housing which extended out over green pastures. Don't Cowper Crescent and The Wick cut into the woods along Sacombe Road? Wasn't that development the one that started development over Hertford's rural spaces? Surely we should be more realistic and start petitioning the council for a better infrastructure rather than denying the demand for quality housing?

Rather than getting upset at the thought of property developers making money, why not just accept that the population growth means that we need more housing; be happy that the housing being proposed isn't poorly designed, cheap quality, high density flats; remember that this has been going on around Hertford for 60 years; and seek ways of getting the local infrastructure improved.

Sorry - but this just smacks of nimbyism. A simple look at the polls and some old maps would reveal that most of the denizens of Hertford today are living in properties that at one time or another could have been described as a "threat to the character of our environment". Change (or progress if you want to be positive) is inevitable. We should exercise ourselves (fight) to influence change for the better. This sounds good (if a bit too profound) until you realise there are some very different opinions about what "better" might be! Democracy works out just fine for the majority. If you invest god knows how much on a venture that doesn't work out, I don't see why you shouldn't be able to sell on to a company that builds houses. It's not the nursery's fault that there aren't enough school places locally.

Good news (for now, at least). The Molewood Residents' Association have received a letter dated 23 August from Daniel Oliver, Head of Technical Central/ South for Bovis Homes Limited saying "I can confirm that at this stage Bovis Homes Ltd are not intending to make a fresh application.".

Judging by the terrible parking of cars along one side of Sacombe Road, Bovis wouldn't even be able to get access to make more houses if they tried!!!! We had a very near miss this aft as a car pulled out of the new development, we swerved he still kept coming as he was looking the other way missed us by inches, he did not see us at all!! Frankly I'm sick of it as I drive up Sacombe Rd every day.

I can fully appreciate that Mrs T.. its a real deathtrap road and the speed they come out of Sacombe Road onto the mini roundabout onto Bengeo Street too its appauling.... I have to say they have made a really nasty end of Bengeo Street now and I think its time for Residents Associations to apply pressure to the Council to not promote developments if they cannot hold the cars required by residents for getting to and from their places of work.. The cars there are obviously overspill from the new estate and its really not good....

The parked cars make this end of the road very dangerous, and right by a school too! I feel sorry for the people pulling out of the estate as they cant see what is coming either way. Once you get the 'white van man prats' that speed along there with no regard to giving way or anyone else I am surprised that there are not accidents there all the time. Add to that the huge potholes that will appear again in the winter which took months to be filled in and people swerve around and you have one dangerous piece of road..

Ha ha ha, I don't mind your opinion at all. It seems we probably all have our own little problems with that stretch of road etc. I find that more often than not for me it is van drivers in any colour hurtling along and either not giving way or not moving over. I guess most of them have the **** you attitude as it is not their own van but a works one, so don't really care if it gets scratched or damaged. People also seem to drive along a lot in the 'middle' of the road there as there are no white lines.... I just don't understand that at all...

I have 2 small children and a baby in a buggy, we drive to school (I live 5 miles away)and every morning I have to cross from the nursery car park towards the school. Its scary to say the least. Maybe speed bumps would slow some of the maniacs down?

Firstly I would love to stay in my own area Mrs T (they are much nicer people!), I live on the east side of Hertford, 5 minutes walk from Wheatcroft school. My son was allocated Bengeo Primary as there is a shortage of spaces. Secondly I didn't specify who I thought were maniacs, although I now have a better idea. Thirdly I pay my road/council tax the same as every other good citizen in Hertford, so yes I would be happy for my contribution to go towards a safer environment for children.

OK - lets all calm down and be friends now. We are all, so far, in agreement that the car parking facilties (or lack of them) for "Serenity" are causing issues at the Bengeo end of Sacombe road (and increasing my journey to walk the pooch by anything up to 45 seconds. Sorry I can be a bit sarcastic but this is a real issue. I wonder what it would be like at school run times if the nursery "for insurance / H&S reasons" decided to close it gates to "non-customers" in the way that Bengeo Club did for Co-op patrons? The stretch now used, reportedly, by "Serenity" residents used to be the drop-off/pick-up point for Bengeo School dads/mums. Strikes me that if Bovis (or anyone else for that matter) wants us on their side they need to propose something that provides for this (rather panglossian I know as you can probably fit a nice three bedroom maisonette in two car parking spaces). Admin- does this thread need to migrate to traffic and parking yet (or shall we just get all parochial on each other again and fall out so you can close it)? [}:)]

I think Mrs T is one of those 'oblivious' people who must look at Mums with kids in the car on the school run thinking 'why can't they just walk....' and they are too 'lazy' to walk their kids to school...... My son also should have attended Wheatcroft and was given a school 5 miles away instead. There are 4 of us [yes 4!!] from the same class alone! and same area who travel every day, sit in sh*te traffic every day, and waste 50 minutes a day doing the school run, whichever route we try. No Mum in their right mind wants to DRIVE their child to school!! We are forced to because there are not enough school places in Hertford to offer every child a place at their nearest school. So next time you see Mum's with kid's in the car on the 'school run', please don't think they are doing it because they are lazy! They are probably just as fugged off with sitting in a traffic jam as you are, and before anyone says it.... no I am not prepared to wait for a bus, then another bus, to try to make it 5 miles out of Hertford in the mornings, then do the same return journey by bus! Would you???
