Marshgate drive

Just received a letter saying : "Weston homes has purchased the site at Marshgate drive, Hertford SG13 7AJ with a view to developing the site to provide residential accommodation. The main construction work is expected to commence November/December 2013. however the initial demolition work of the existing structures, followed by enabling work is likely to start October 2013" About time they knocked those tired old units down. I'm sure the extra traffic will make the Mead Lane/Marshgate drive junction exceptionally hazardous and the tailbacks from the roundabout at peak times equally fun. Although what you gain in traffic you also lose as this will be sure to disrupt all the Hertford East commuters who park along Marshgate drive every day. Wonder where they will move their cars to?

I am somewhat surprised by this. Approval for this development was granted on appeal by The Planning Inspectorate on 29th January 2008 on condition that building work start within the usual 3 year time limit. That was over five years ago. I am not aware of any subsequent planning application to extend that approval. Therefore planning permission for the site has lapsed. Yes, the sale of the final 2 units went through in august. I know because one of them was ours.

Well, this is depressing. Bearing in mind that only last month permission was denied for 140-odd dwellings on the land next to Hertford East station on the grounds of "overdevelopment, loss of employment land and inadequate parking provision", can anyone explain why a larger development of 182 properties on 'employment land' on a virtually adjacent site is now suddenly acceptable?

It isn't - but it was in 2008 and again in July this year (based on a Development Committee meeting in 2010... A slow burner rather adeptly re-ignited[V]

Planning permission was originally refused by the District Council. This was overturned on appeal by The Planning Inspectorate in 2008. Therefore when renewal was applied for there was little the council could do.
